NRI home loan calculator: how much can you borrow in India?
Updated
How much home loan can an NRI get in India?
An Indian lender may lend an NRI at most 90% of the home's value on a loan up to ₹30 lakh, 80% up to ₹75 lakh and 75% above, the same as for a resident (Reserve Bank of India, Credit Facilities Directions 2025, para 111, checked 21 Oct 2026). Stamp duty and registration are not counted in the value the LTV cap uses, so the cash you need is the price less the loan plus those charges.
| Price of the home | Most the rules allow | Of the price | Cap that applies |
|---|---|---|---|
| ₹30 lakh | ₹27,00,000 | 90.0% | 90% |
| ₹35 lakh | ₹30,00,000 | 85.7% | 90%, held at the ₹30 lakh limit |
| ₹50 lakh | ₹40,00,000 | 80.0% | 80% |
| ₹75 lakh | ₹60,00,000 | 80.0% | 80% |
| ₹1 crore | ₹75,00,000 | 75.0% | 80%, held at the ₹75 lakh limit |
| ₹1.5 crore | ₹1,12,50,000 | 75.0% | 75% |
RBI caps (source, checked 2026-10-21): 90% of the value for a loan up to ₹30 lakh, 80% above that up to ₹75 lakh, 75% above. The cap follows the size of the loan, so a home of about ₹33.3 to ₹37.5 lakh gets a flat ₹30 lakh. Stamp duty and registration are not part of the value.
Official rule: Home loans up to ₹30 lakh: the loan may be at most 90% of the property value (banks, para 111; housing finance companies, para 58). (source, checked 2026-10-21)
A home loan for NRIs — RBI calls it a housing loan to a non-resident Indian. Instalments on this page follow the standard monthly formula on the reducing balance. Your bank counts interest or profit day by day between the actual payment dates and rounds each amount, so its own schedule can differ slightly. Only your signed offer is binding.

Where do the NRI loan limits come from?
RBI's rules give a non-resident Indian the same loan amount, margin (down payment) and repayment period as a resident (source, checked 2026-10-21). So the resident loan-to-value caps decide the most a lender may lend: 90% of the value for a loan up to ₹30 lakh, 80% above that up to ₹75 lakh, and 75% above ₹75 lakh (source, checked 2026-10-21). Housing finance companies have the same caps (source, checked 2026-10-21).
Why a ₹35 lakh home gets ₹30 lakh, not ₹31.5 lakh: the cap follows the size of the loan. 90% of ₹35 lakh would be ₹31.5 lakh — above ₹30 lakh, where only 80% is allowed (₹28 lakh). The best a lender can do is stay at ₹30 lakh, so between about ₹33.3 lakh and ₹37.5 lakh the most you can borrow is a flat ₹30 lakh. The same happens near ₹75 lakh: from about ₹93.75 lakh to ₹1 crore the loan stays at ₹75 lakh.
Can stamp duty be included in the home loan?
No, except for small homes: a lender must leave stamp duty, registration and other documentation charges out of the value it lends against (source, checked 2026-10-21). For a home costing ₹10 lakh or less it may add them (source, checked 2026-10-21).
Is the loan in rupees, and how is it repaid?
The loan is in rupees and may not be paid into your NRE, FCNR(B) or NRNR account (source, checked 2026-10-21). You repay from money sent from abroad, from your NRE, FCNR(B), NRO or other non-resident account, from rent on the home, or through a relative in India paying into the loan account (source, checked 2026-10-21). The full rules: NRI home loan rules.
Which exchange rate should I use?
The one you will really get when you send money. We show no default: the official reference rate published on weekdays by FBIL covers only a handful of currencies (incl. the US dollar, pound, euro, yen and UAE dirham), and FBIL does not allow commercial reuse of its figures — so you type the rate.
