Prepay your India home loan or keep the money abroad?

Updated

Should an NRI prepay an Indian home loan?

On a floating-rate home loan an Indian bank or housing finance company may not charge for prepaying, in part or in full, from any source (RBI Responsible Business Conduct Directions 2025, para 353, checked 21 Oct 2026). Under the default tax regime of the Income-tax Act 2025 you lose no deduction by prepaying, so prepaying beats keeping the money abroad whenever your return there is below the loan rate.

Official rule: A bank may not charge any pre-payment fee on a floating-rate loan to an individual for a non-business purpose (a home loan included), part or full, from any source, with no lock-in (para 353(1)); the same for older floating-rate loans sanctioned before 31 Dec 2025 (para 352). Instalments on this page follow the standard monthly formula on the reducing balance. Your bank counts interest or profit day by day between the actual payment dates and rounds each amount, so its own schedule can differ slightly. Only your signed offer is binding.

Is there a charge for prepaying a home loan in India?

Not on a floating-rate home loan: a bank may not charge a pre-payment fee on a floating-rate loan to an individual for a non-business purpose, in part or in full, from any source (source, checked 2026-10-21), and a housing finance company may not either (source, checked 2026-10-21). On a fixed-rate loan a bank's charge must be based on the amount prepaid and disclosed in the sanction letter and Key Facts Statement (source, checked 2026-10-21); a housing finance company charges none when you prepay a fixed-rate loan from your own money (source, checked 2026-10-21). A loan that is fixed for some years and then floating follows the rate it is on when you prepay (source, checked 2026-10-21).

Do I lose a tax deduction if I prepay?

Only if you opted out of the default tax regime. Under the default regime (section 202) there is no deduction for interest on a self-occupied or empty home, and none for principal (source, checked 2026-10-21). Under the old regime interest on such a home is deductible up to ₹2,00,000 a year (section 22; earlier law section 24(b)) (source, checked 2026-10-21) — a home you cannot occupy because you live abroad counts (source, checked 2026-10-21) — and principal counts toward the ₹1,50,000 limit of section 123 (earlier law 80C) (source, checked 2026-10-21).

Prepay or invest abroad: which comes out ahead?

Prepaying earns you the loan's interest rate with no risk; keeping the money earns whatever it really makes abroad. With no charge and no tax effect the two are level when the return abroad equals the loan rate.

    Questions people ask

Yes — in India, NRE, FCNR(B) and NRO money and money sent from abroad are all allowed sources, and a floating-rate loan carries no pre-payment charge from any source.

Is it better to reduce the EMI or the tenure?

Only under the old regime in India: up to ₹2,00,000 a year on a self-occupied or empty home (section 22), and principal within the ₹1,50,000 section 123 limit. The default regime allows neither.
