How much home loan can I get in Pakistan?
SBP's 2026 housing finance rules allow at most 90% of the property value for at most 30 years, with the housing installment plus all other installments within 65% of net disposable income. A PKR 15,000,000 home with 10% down over 20 years at an example 15% mark-up costs PKR 177,767 a month.
Official rule: Housing finance covers at most 90% of the property value (LTV 90:10) — so at least 10% comes from you. (source, checked 2026-10-21)
- Financed
- PKR 13,500,000
- Down payment
- PKR 1,500,000
- Total mark-up/profit
- PKR 29,163,982
- Down payment + installments + fees
- PKR 44,163,982
SBP's limits come from its Prudential Regulations for Consumer Financing (as amended by BPRD Circular Letters 26 of 2020, 29 of 2021 and 19 of 2022), the Prudential Regulations for Housing Finance 2026 and the Business Conduct and Fair Treatment of Consumers framework (BC&FRF, 2025). Your bank's Key Fact Statement and its own credit review are what count.
Installments on this page follow the standard monthly formula on the reducing balance. Your bank counts mark-up or profit day by day between the actual payment dates and rounds each amount, so its own schedule can differ slightly. Only your signed offer and Key Fact Statement are binding.
Not a valid document. Estimate for information only — not financial advice, not an offer of credit and not a bank document. Errors are possible. Only your bank's or finance company's official offer letter, contract and statements are binding.
SBP's housing finance rules (2026)
- Tenor: Housing finance runs at most 30 years (SBP Prudential Regulations for Housing Finance 2026, HF-4).
- Down payment: Housing finance covers at most 90% of the property value (LTV 90:10) — so at least 10% comes from you.
- Debt burden: With housing finance, the housing installment plus all other consumer-financing obligations may not exceed 65% of net disposable income.
- Small loans: For housing finance up to Rs 5 million the bank may mark a lien on the property in the land records instead of a mortgage.
- Disclosure: Before the deal the bank must disclose all fees, prepayment penalties and the annualized percentage rate.
- Mark-up: SBP sets no ceiling on the mark-up/profit rate of consumer financing. A fixed rate may not be raised during the tenor; a floating rate is a benchmark (KIBOR or another rate) plus a margin that may not be raised. How floating rates work: KIBOR rate explained.
- Paying off early: You always have the right to repay early. Any early-repayment penalty may not exceed the bank's actual loss/cost — SBP sets no fixed percentage, so use the figure in your Key Fact Statement.
Islamic home finance
Diminishing Musharaka (SBP spelling): co-ownership in which one co-owner buys the other's share in periodic installments. Ijarah (SBP): the owner of an asset transfers its usufruct (use) to another person for an agreed period and rent; ownership stays with the owner. The same SBP limits apply to Islamic banks.
SBP's debt burden limits in one minute
- Consumer financing: All consumer-financing repayments together should not exceed 40% of the borrower's net disposable income (SBP Prudential Regulations for Consumer Financing R-3, as amended by BPRD Circular Letter 29 of 2021).
- With a home: With housing finance, the housing installment plus all other consumer-financing obligations may not exceed 65% of net disposable income.
- Spouse's income: The bank may count a spouse's income in the debt-burden ratio when the spouse agrees and is recorded as co-borrower.
- Example: on a net disposable income of PKR 200,000 a month, all consumer installments together stay within PKR 80,000; with a home finance installment, everything within PKR 130,000.

- Banking Mohtasib Pakistan (the banking ombudsman) if the bank has not resolved your written complaint within 30 days — how to file.
