About this section and where the facts come from

What this section is

Plain-language answers for a citizen of any country outside the EU who is thinking of moving to Europe: where buying a home still gets you a residence permit, what it costs once every tax and fee is added, where you can buy at all — and, since 13 October 2026, the routes that need no property (investment, own income, digital nomad, entrepreneur). The rest of this site is about loans in the Gulf; the method is the same — total cost first, rules dated and sourced.

Not a valid document. Estimate for information only — not legal, tax or immigration advice. Rules change often and errors are possible. Confirm every figure with a licensed lawyer in the country before you pay anything.

Who runs this site

Built by a Dubai resident since 2014 who has taken a car loan, refinanced personal loans, and taken out a mortgage and a remortgage in the UAE, each with a rate that looked lower than it was. No agent, lawyer or developer pays to appear on this site. Every figure links to its official source. Contact: hello@realloanrate.com

Where the facts come from

From research passes completed on 12 October 2026 (property) and 13 October 2026 (other routes); each figure we could reach was then re-read on the official page, and figures we could not confirm there are marked “verify”. Where we could read the official text — the European Migration Network's national answers, Cyprus's Migration Department (Deputy Ministry of Migration and International Protection), Malta's legal notices and tax administration, Slovenia's and Croatia's government pages, the European Commission, the national land-registry contributions to ELRA — the rule is marked as checked on that page. Where only a law firm or a specialist publication had the figure, the page marks it “verify”. Where sources disagreed, we used the official one, or said that they differ.

How the calculators work

Price plus every tax, fee and charge we could source, itemised, for your family size. Percentages for notary and lawyer are typical ranges you can change. An agent's commission and health insurance are left out unless you add them. The other-routes calculators add the investment and the published government fees, or compare your income with a route's income test for your family; figures that are not on an official page are labelled “estimate”, and amounts you type are shown as your own.

What this is not

Not legal, immigration or tax advice, and not an agency: we sell nothing and take no commission. Rules change often — confirm with a licensed lawyer in the country before you pay anything.
