About this site and how it calculates (UAE)
Updated
Why this site exists
Most loan calculators in the UAE exist to collect your phone number. This one exists to answer one question honestly: what does this loan really cost?
Not a valid document. Estimate for information only — not financial advice, not an offer of credit and not a bank document. Errors are possible. Only your bank's or finance company's official offer letter, contract and statements are binding.
Who runs this site
Built by a Dubai resident since 2014 who has taken a car loan, refinanced personal loans, and taken out a mortgage and a remortgage here, each with a rate that looked lower than it was. No bank, broker or lender pays to appear on this site. Every figure links to its official source. Contact: hello@realloanrate.com
How the numbers are calculated
Every calculator uses the same engine: amortisation on the reducing balance, the method the Central Bank requires. The exact-schedule view calculates like the banks do — day by day on a 365-day year from the payout date — and has been checked against a real UAE bank schedule to within a few fils per instalment.
Flat rates are converted by finding the reducing-balance rate that produces exactly the same instalment. Offers with different structures (zero down, 0%, leases) are compared by the yearly rate that makes their payments equal to the cash price.
Where the rules come from
Every regulatory number comes from the Central Bank of the UAE Rulebook or another primary source such as the Dubai Land Department, and each page shows the source link and the date it was last checked.
What this site is not
It is not a bank, a broker or financial advice. There are no affiliate links and no lead forms.
