Mortgage calculator: your monthly payment (UAE & Dubai)

How do I calculate my mortgage EMI in Dubai?
Take the loan (price minus down payment), the yearly rate and the number of months, and use EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), with r = yearly rate ÷ 12 ÷ 100. An AED 2,000,000 home with the minimum 20% down for an expat's first home is an AED 1,600,000 loan; at an example 3.99% over 25 years that is AED 8,437 a month while the rate is fixed. The bank must check you could still pay at 2 to 4 points more, with all your instalments within 50% of your income.

Off-plan: 50% for everyone. The loan can run at most 25 years and be at most 7 times annual income for expats, 8 times for nationals. Full details in UAE mortgage rules.
How to calculate the EMI for a home loan
The EMI (equated monthly instalment) of a home loan comes from three numbers: the loan amount, the yearly rate and the number of months. The formula is EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), with r the yearly rate ÷ 12 ÷ 100. For a AED 1,600,000 loan at 3.99% over 300 months that gives AED 8,437 a month. The calculator above does the same sum for your own numbers, and the step-by-step guide works it through by hand once.
Two things make a UAE home loan EMI different from the textbook formula: the rate is fixed only for the first years and then follows EIBOR, so the EMI is recalculated at each reset; and banks count interest on the actual days in a month, so the bank's figure can differ from the formula by a few dirhams.
Fixed, then EIBOR
Most UAE mortgages are fixed for one to five years, then follow 3-month EIBOR plus a fixed margin. Nobody knows where EIBOR will be when your fixed period ends — that is why the calculator shows the instalment if the rate were 2% and 4% more (for example 5.705% — 3-month EIBOR at the latest fixing plus an example 1.5% margin — becoming 7.705% and 9.705%), the same test banks must apply. More in What is EIBOR? and how the payment is calculated.
How do I calculate the EMI for a home loan in the UAE?
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1): P is the loan, r the yearly rate ÷ 12 ÷ 100, n the months. A AED 1,600,000 loan at 3.99% over 25 years gives about AED 8,437 a month. The calculator does this for your numbers and adds the EIBOR reset after the fixed period.
How much down payment do I need for a mortgage in Dubai?
Expats buying a first home up to AED 5 million need at least 20%, above that 30%. UAE nationals 15% and 25%. Second homes: 40% (expats) or 35% (nationals). Off-plan: 50%.
What happens when my fixed rate ends?
The rate usually becomes 3-month EIBOR plus a fixed margin, and your instalment is recalculated. Banks check you could still pay if the rate were 2 to 4% higher (for example 5.705% — the latest EIBOR fixing plus an example 1.5% margin — becoming 7.705% to 9.705%).
What does buying cost on top of the price?
In Dubai: 4% DLD transfer fee, 0.25% of the loan for mortgage registration, registration/trustee/admin fees, agent commission (usually 2% + VAT), bank arrangement and valuation fees (these vary by bank: your offer letter shows the real amounts).
What is the current mortgage interest rate in Dubai?
There is no official mortgage rate: each bank sets its own. Fixed rates run for a few years; after that most UAE mortgages follow 3-month EIBOR plus the bank's margin, which the Central Bank publishes every working day. The latest 3-month EIBOR fixing was 4.20500%. Compare offers on the rate after the fixed period and on the fees, not only on the first rate.
What is the EMI for a 20 lakh mortgage for 10 years?
20 lakh is 2,000,000 (AED 2,000,000 on a UAE mortgage). Borrowed at an example rate of 3.99% over 10 years (120 months), the EMI is AED 20,239.52 a month; at 4.99% it is AED 21,203.33. Put your offer's own rate into the calculator above.
