Remortgage calculator: stay, re-fix or move bank (UAE)

Updated

Example, Dubai: AED 1,480,000 left over 22 years. Staying at 3-month EIBOR 4.20500% (the fixing of 16 October 2026) + 1.5% costs AED 244,392 in interest over the next 3 years; fixing again at 4.49% costs AED 191,248; moving at 3.99% costs AED 169,519 in interest plus about AED 37,340 to move. Fixing again with your bank is cheapest here over 3 years — a lower rate does not always pay for the cost of moving. Put in the offers you actually have.

This page: your fixed rate is ending. Compare staying on EIBOR, fixing again with your bank, and moving the mortgage to another bank (a buy-out), with every fee. To borrow for a new purchase, use the mortgage calculator.
Where is the home?
Government fees for moving a mortgage are published by Dubai, Abu Dhabi and Sharjah. The other emirates publish none, so none are counted there.

What moving costs

Not a valid document. Estimate for information only — not financial advice, not an offer of credit and not a bank document. Errors are possible. Only your bank's or finance company's official offer letter, contract and statements are binding.

    Remortgage, buy-out, refinance, switch

They all mean the same decision: when your fixed period ends, you stay on the variable rate, fix again with your bank, or move the loan to another bank, which "buys out" your mortgage from the old one.

    What moving really costs

    • Your bank: after the fixed period, at most 1% of the balance or AED 10,000, whichever is less, plus VAT. During the fixed period it may charge its actual cost of breaking the rate instead.
    • The land department: in Dubai 0.25% of the loan plus title deed and trustee fees. Abu Dhabi and Sharjah charge their own fees; the calculator shows them.
    • The new bank: arrangement and valuation fees, sometimes offset by a contribution. Check the offer in writing.

The new bank values the home again and applies the Central Bank limits to today's value. How EIBOR moves your payment is explained in What is EIBOR?.

    Questions people ask

What is a remortgage in the UAE?

In the UAE, moving your mortgage to another bank when your fixed rate ends, usually for a better rate. Banks call it a buy-out or mortgage transfer; switching to a new fixed rate with your own bank is the alternative.

How much does it cost to move my mortgage to another bank in Dubai?

Your bank may charge at most 1% of the balance or AED 10,000 (plus VAT) after the fixed period. The Dubai Land Department charges 0.25% of the loan, AED 250 for the title deed and AED 4,000 + VAT for the trustee. The new bank adds its arrangement and valuation fees.

Can my bank stop me moving my mortgage?

No — in the UAE, the Central Bank says there should be no obstacle to refinancing with another bank; the old bank may only charge the capped fee, or its actual cost of breaking a fixed rate.
