Mortgage calculator (Bahrain): your monthly home loan payment

Updated

Example (our example price, down payment and rate, not rules): a BHD 100,000 home with 20% down leaves a home loan of BHD 80,000. Over 25 years at an example 5.5% it costs BHD 491.270 a month and BHD 67,380.998 in interest over the term; with the largest processing fee CBB allows for this loan size (BHD 200, plus 10% VAT) the APR (CBB's method) is 5.67%. If the rate rose by 1 point (our example), the instalment would be BHD 540.166; if it fell by 1, BHD 444.666. Paying the whole loan off today would cost at most BHD 220.000 in early-settlement fees (BHD 200.000 plus 10% VAT) — your bank may charge less. CBB sets no maximum term, no minimum down payment and no maximum rate for home loans.

This page: what you pay every month for a home loan in Bahrain. Your instalment, the interest, the APR with the processing fee and its VAT (CBB's method), what a rate change would do, the fee CBB allows for your loan size, and what share of your income the instalment takes. CBB sets no minimum down payment — your bank decides. 20% is only an example.
25 years is CBB's own example for the APR disclosure on home loans (BHD 100,000 over 25 years), not a legal maximum: CBB sets no maximum term. Use your offer's.
5.5% is an example rate — CBB sets no maximum rate, so use the one in your offer.
Gross = before deductions; only regular income counts. Used to show what share of your income the loan takes.
Personal loans, car loans, overdrafts — not this home loan.
Each card counts at 5% of its limit in CBB's 50% check, used or not.
Fee and a rate change
Prefilled with CBB's cap for this loan size. The cap goes by loan size: BHD 200 for a loan up to BHD 150,000, BHD 300 up to BHD 250,000 and BHD 500 above. 10% VAT is added. Enter your bank's fee.
For a variable rate. CBB: a bank must tell you at least 30 days before it raises a rate. 0 = no test.

Instalments on this page follow the standard monthly formula on the reducing balance. Your bank counts interest or profit day by day between the actual payment dates and rounds each amount, so its own schedule can differ slightly. Only your signed offer is binding.

Not a valid document. Estimate for information only — not financial advice, not an offer of credit and not a bank document. Errors are possible. Only your bank's or finance company's official offer letter, contract and statements are binding.

What CBB sets for a home loan — and what it leaves to your bank

    • Outside the 50% limit: A loan secured by a first charge on the home you live in (or will live in) is not "consumer finance": its instalment is outside the 50% consumer-finance limit. The share of your income shown above is information, not a CBB limit. The bank must still review your finances in detail and may keep repayments well below 50%; housing costs get particular attention, and what is left must support you and your dependants.
    • Processing fee: at most BHD 200 for a loan up to BHD 150,000, BHD 300 up to BHD 250,000 and BHD 500 above, plus 10% VAT (the interest or profit itself carries no VAT).
    • Paying off early: Paying off a home loan (residential mortgage) early, fully or partly: at most 0.75% of the outstanding loan or BHD 200, whichever is lower (plus 10% VAT on the fee). That is the most a bank may charge — yours may charge less. Islamic banks, and CBB-licensed financing companies on Sharia-compliant financing: on early repayment the profit is limited to one month's profit — that of the month in which you repay (since 1 October 2011).
    • Rate: no maximum rate. Banks must not charge interest using a monthly flat rate: they must use an effective rate on the reducing balance (since October 2019). A bank must tell you at least 30 calendar days before it raises a rate, fee or charge, so you can accept or settle the loan.
    • Term, down payment, age: CBB sets no maximum term, no minimum down payment and no age limit for home loans. Banks show their APR on CBB's example of BHD 100,000 over 25 years — an example for comparing offers, not a limit. The APR incl. fees (CBB method) is the yearly rate at which your payments repay what you actually receive — the loan minus the fees and their VAT — compounded over the year as in CBB's APR formula, so it can be compared with the APR a bank must show.
    • Insurance: If a bank asks for insurance on a loan, you may bring your own policy; if the bank arranges it, it may charge only the actual cost.

Conventional and Islamic banks follow the same caps. Your other loans and cards stay inside CBB's 50% consumer-finance limit — see the 50% rule and how much can I borrow.

Who may buy property in Bahrain

    • Bahraini citizens may buy anywhere; citizens of the other GCC states are treated like Bahrainis (Decree-Law 40/1999).
    • Other nationalities may own buildings and land only in the residential-building zones (A), (B) and (C) and in the listed investment and tourism areas and projects, as shown on the official maps (Prime Minister's Decisions 43/2003, 38/2023 and 27/2025). Holders of a platinum residency may also own elsewhere, outside excluded areas. The Survey and Land Registration Bureau's page "Other Nationalities Ownership" shows the areas — check the plot before you pay a deposit.
    • Residency: owning property worth at least BHD 130,000 can qualify you for a Golden Residency (BHD 5 application fee, BHD 300 every 10 years, plus BHD 300 for each dependant's permit; threshold set by Ministry of Interior Decision 150/2025) — see who can buy property in Bahrain.

    Questions people ask

Is there a maximum term for a home loan in Bahrain?

CBB sets no maximum term for home loans. The 25 years often quoted is CBB's own example for disclosing the APR (BHD 100,000 over 25 years), not a limit — your bank decides.

Does my home loan count in CBB's 50% limit?

No — in Bahrain, a loan secured by a first charge on the home you live in, or will live in, is not consumer finance, so its instalment is outside the 50% consumer-finance limit. The bank still looks at your housing costs in its own review.

What can a bank charge to process a home loan in Bahrain?

In Bahrain, at most BHD 200 for a loan up to BHD 150,000, BHD 300 up to BHD 250,000 and BHD 500 above, plus 10% VAT.

What does it cost to pay off a home loan early?

In Bahrain, at most 0.75% of the outstanding loan or BHD 200, whichever is lower, plus 10% VAT on the fee — your bank may charge less. Islamic banks may also take at most one month's profit, that of the month you repay.

Is there a maximum interest rate on home loans in Bahrain?

No — CBB publishes no rate ceiling. It requires an effective rate on the reducing balance (no monthly flat rates) and at least 30 days' notice before a rate rise.
