Rental yield and ROI calculator (Kuwait)
Updated
Example: a KWD 180,000 flat rented at an example KWD 10,800 a year, 1 month empty, KWD 1,400 a year in estimated costs and a manager at an example 5%. Gross yield 6.00% (rent ÷ price), net yield 4.45% in year 1 (what the rent leaves you ÷ price). With an example loan of KWD 60,000 at 6% over 15 years (instalment KWD 506.314 a month) and KWD 120,900 of your own cash on the day (with the 0.5% Ministry of Justice fee), the rent leaves KWD 1,929 a year after the instalments. Rent and costs are yours to enter; whether the price rises is your guess.
Year 1, in dinars
Fill in at least one guess (both boxes) to see what happens if you keep it and sell, or press "Try with simple round numbers".

Cash on the day
Not a valid document. Estimate for information only — not financial advice, not an offer of credit and not a bank document. Errors are possible. Only your bank's or finance company's official offer letter, contract and statements are binding.
The four numbers, in plain words
- Gross yield — the yearly rent divided by the price. The number agents quote. It ignores every cost.
- Net yield — what the rent leaves you after empty months, maintenance, insurance, the manager and (in year 1) the letting broker, divided by the price. The honest version of the first number.
- Return on your own cash — the cash the rent leaves you after the finance instalments, divided by the cash you put in on the day. With finance this can be negative: the rent does not cover the instalments, and you pay the difference every year.
- Profit if you sell — everything the rent left you over the years, plus what the sale leaves after your share of the 0.5% registration fee, the broker and paying off the finance, minus the cash you put in. The "yearly rate your cash earned" turns that into one percentage you can compare with a savings rate — it counts when each dinar came in or went out.
Finance for a property you rent out
CBK's limits of KWD 70,000 over 15 years, its rate cap and its salary limit are written for personal loans — a housing loan to buy, build or repair a private home. Finance for a property bought to rent out is outside those personal-loan instructions, and we found no CBK retail rule for it. So the calculator checks no limit here: enter the amount, rate and term of your offer.
One exception: if the finance is repaid from the salary paid into your account, it is a personal loan whatever it is called — CBK forbids lenders to give individuals a salary-repaid loan under any other name (2018 instructions, Chapter 2, First (19)), so the personal-loan limits, rate cap and salary limit then apply.
Tax on the rent
We found no official statement either way on tax for individuals on rental income or on the gain when they sell, so the calculator counts no tax. That is not a statement that no tax applies: check before you rely on the net figures. Kuwait has no VAT (checked 2026-10-11).
What the rules say
- Written lease: a lease must be in writing; a written confirmation from the owner is enough.
- Rent rises: if landlord and tenant do not agree, either may ask the rent court to set the market rent — at most once every 5 years, and one revision may raise the rent by at most 100% (the rent can at most double). A fixed-term lease longer than that keeps its agreed rent to the end.
- How long a home lease runs: the landlord may end it after 5 years from the contract date, with at least 3 months' notice through a court process server before the last year ends; otherwise it runs 5 more years on the same terms (a rent revision is still possible).
- Notice to leave when none is agreed depends on the lease length: 2 months for leases longer than six months, less for short ones.
- Eviction: for rent not paid within 20 days of the due date (travel abroad is no excuse; rent paid into the Ministry of Justice Execution Department in that time counts as paid); for the owner's own use or his close family's, who must then actually move in. On most grounds the judge may give the tenant up to 6 months to leave.
- No subletting or passing on the lease without the landlord's explicit written permission. A tenant who stays on without right after the lease ends owes 2 times the rent for the extra time.
- Disputes go to the rent circuit of the Court of First Instance: one judge, no lawyer's signature needed, first hearing within a week; an appeal needs a KWD 20 deposit.
- Not found: we found no official lease registration fee, no cap on the deposit and no official rule on who pays water and electricity — check your lease.
- Registering the sale: 0.5% of the sale price at the Ministry of Justice. Who pays it is not stated officially — choose it in the calculator. We found no official figure for registering the housing loan on the deed, for a broker or for the lender's fees: they are your estimates (a lender may charge only CBK-approved fees for a real service, but CBK publishes no fee table).
- Taxes: Kuwait has no VAT (checked 2026-10-11). We found no official statement either way on tax for individuals on a home's sale or on rent, so the calculator counts none — check before you rely on it.
Where to find real numbers
There is no official rent level or yield. The Central Statistical Bureau's consumer price index has a housing-rents line — it shows how fast rents change, not what a home rents for.
Who may buy property in Kuwait
- Kuwaiti citizens. Decree-Law 74 of 1979 limits owning real estate in Kuwait to Kuwaitis.
- Citizens of the other GCC states may own property and are treated like Kuwaitis (a bill approved by the National Assembly in December 2003 (the resulting law's number could not be confirmed)).
- Other Arab nationals: one property, on conditions that start with an Amiri decree allowing it.
- Everyone else cannot buy; a non-Arab foreigner who inherits a property must sell it within a year.
For most expatriates in Kuwait the real choice is renting — see rent or buy? for what the rent law says. Details: who can buy property in Kuwait?
Questions people ask
What is a good rental yield in Kuwait?
In Kuwait, no official body publishes rental yields or rent levels. Gross yield is only rent ÷ price; the net yield after empty months, maintenance, insurance and a manager is the number to compare.
Do I pay tax on rental income in Kuwait?
We found no official statement either way on tax for individuals on rental income, so this calculator counts none — check before you rely on it. Kuwait has no VAT (checked 2026-10-11).
Can I get a housing loan for a property I rent out?
CBK's housing loan (at most KWD 70,000 over 15 years) is a personal loan to buy, build or repair a private home. Finance for an investment property is outside those personal-loan instructions; we found no CBK retail rule for it, so use your lender's offer.
How often can I raise the rent?
In Kuwait, without the tenant's agreement, only through the rent court, at most once every 5 years and by at most 100% each time (Law No. 35 of 1978, Art. 11).
What does selling cost?
In Kuwait, registering the sale costs 0.5% of the sale price at the Ministry of Justice (who pays is not stated officially), plus any broker — we found no official broker rate.
